Reverse Cycle Air Conditioning/ heating split systems, ceiling fans in all rooms and electric blankets on all queen beds, means you can control the temperature and airflow individually throughout the home.


Bathrooms
Three of the four bedrooms each have an ensuite and in addition there is a master bathroom with a full-sized bath and separate powder room for the fourth bedroom.

The modern SMEG kitchen has an Electric oven and gas hotplates, large fridge with filtered water and ice maker, microwave, dishwasher, and the all-important Nespresso coffee machine. Bread maker, Blender, Electric frypan and baking pans means home away from home.

When you feel like staying in, you can enjoy the spacious house with two separate family rooms.
Or you can lounge outside where there is a protected undercover deck in the centre of the house and a large front deck, both overlooking the Nepean Bay beachfront, with stunning views across to Kingscote at night.

During winter months, cook together in the very well equipped kitchen, or the protected BBQ deck. Two separate living areas for movie or games night, chess and reading. We also provide table tennis in the back shed for those rainy days.
There are still plenty of great walks, places to explore things to see and of course the beach is always a popular spot.

During the warmer months you can adventure further afield, spend more time outdoors, enjoy lazy days on the beach with boogie boards and shelter. Have a game of giant outdoor checkers. Try your hand at raking for blue swimmer crabs or a canoe adventure.

House Rules

- Price Based on Two Adults
* If Extra persons stay, more than booking request, if we are not notified prior, extras people will be charged out at DOUBLE rate for extra people and linen charges from security deposit
We have exterior Security cameras in driveway and shed for insurance and security reasons and/or to monitor that our policies are adhered to.
Minimum 3 night stay,
We cannot always take bookings if other guests are leaving or arriving on same day as cleaners will not have time to clean in peak season.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. A loss of bond will apply for excess guests not agreed with the owners in advance.
Parties and functions are strictly prohibited unless pre-arranged with the owner in writing. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, breakages, theft and loss are the tenants’ responsibility during their stay.
Departure – the property must be left in a similar state to its condition on arrival. Our cleaners are contractors and are booked well in advance of the properties booking dates for cleaning after guests. If the 10.00 am departure is not adhered to a charge of $300 will be made against the bond money which is the cost of re-booking the contractors.
We would ask that the Lodge is left in a similar state to when you arrived, other than normal cleaning which is accepted. If the property is left in a state that requires excessive cleaning a further cost will be charged at $50 per hour and taken from the bond.
If guest choose to use BBQ it must be cleaned after each use.
We do not ask that the Lodge is cleaned by yourselves just left in a tidy and well looked after state similar to when you arrived.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Linen is supplied by the owner and based on numbers booked.
For the protection of the wildlife and the chances of other guests being allergic to animals pets are not allowed. If this condition of rental is ignored there will be an immediate loss of bond and the rental shall be terminated.
Loss – the owners take no responsibility for the tenant’s personal property.

The space

The welcoming house has everything you’ll need for a comfortable stay.

Luxury Accommodation:
Leather lounges, free wifi , Reverse cycle heating and cooling, ceiling fans in all bedrooms and living spaces. Each bedroom has electric blankets and its own bathroom and toilet facilities, no sharing.

There are two dining areas that both seat 10 guests either inside or outside. 2 Covered decks, one with outside daybed.
Kitchen features fridge with ice maker and filtered water.
SMEG electric oven and gas hot plates, SMEG dishwasher, Wine fridge, kettle and toaster.
Nespresso coffee machine.
The property is double glazed and has a 7 star energy rating.
2 Large flat screen TVs with Netflix.

The beach is only 30 meters from your door. Wallabies visit every night. koalas can be found in the surrounding large gum trees. If you fish , whiting and salmon are caught from the beach, also Blue Swimmer crabs and raizer fish.
The house is a short 10 minute drive into Kingscote for supplies, and close access to a lot of the islands attractions.

The shed houses 2 Canoes with adjustable life jackets, Boogie boards, sand slides, and sun shelter. The garden holds a fun checkers board for your enjoyment.
